Planning the Deck

The useful questions come before the material questions. How many people sit out there on a normal weekend? Does the grill live on the deck? Where does the sun hit in the evening? The answers set the size, the shape, and where the stairs land in the yard. A deck sized to how you actually use it beats a bigger one that just adds square feet to seal.

The Frame Is the Deck

Decking and railings are the visible layer. The structure underneath carries the load: footings sized and set below frost depth, posts and beams sized to the span, joists spaced for the decking material, and a ledger connection to the house that is flashed and bolted correctly. That last item is where decks fail seriously, so it is the detail we treat with the most respect. The township inspects the footings and framing along the way, and we build those inspections into the schedule.

Deck Questions

Pressure-treated wood or composite?

Pressure-treated costs less up front and needs sealing or staining every couple of years to look good. Composite costs more up front and mostly gets hosed off. Over the life of the deck the gap narrows. It comes down to budget now versus maintenance later, and the estimate can price both so you see the real difference.

Can my old deck be repaired, or does it need a rebuild?

The frame decides. If the posts, beams, joists, and the ledger connection to the house are sound, new decking and railings on the old frame is a legitimate repair. If the frame is rotting or undersized, new boards on top of it is money wasted. We tell you which one your deck is after looking underneath it.

Does a new deck need a permit?

Usually, yes. Most townships require a permit and inspected footings for a new deck, and the rules vary by township and by how high the deck sits. That gets sorted before the build starts.

How long does a deck take to build?

Once the permit is in hand and materials are on site, most decks are measured in days to a couple of weeks depending on size, height, and stairs. You get a realistic window with the written estimate.
